While going through Instagram one morning, we saw a post from Phil showing some sneak photos of a house that would be on the market soon. Two months and two days later, we were unpacking boxes in that very home. Phil definitely made it happen! His knowledge of Orange County is amazing and he has many resources and contacts that made our buying process incredibly smooth. We knew we could count on Phil to help us through each and every step - we are so grateful for his integrity, his expertise and for our new home!
This realtor tried selling us on the idea that "you get what you pay for" so we put him off for a bit and went with another realtor who only charged 1% for listing a property of ours for sale. After a few months with some interest and getting the highest bid offered at $950K with no one actually opening escrow we decided to go with Phil Schaefer to see what he can do on the understanding that if we could NET $950,000 after realtor and escrow closing costs that we both understood he would most likely be wasting his time and that we would not close with him as our realtor. Phil assessed the surrounding area comps and created a strategy where he said so long as we follow his instructions, that he isn't allowed to legally promise a result or outcome but that he'd be surprised if we didn't get above asking. Since we had nothing to lose we gave him a shot and followed his instructions. When all was said and done Phil had our house in escrow in a couple weeks, with offers that went nearly $50K over asking, including multiple backup offers. We closed escrow in under 30 days, netted more than we wanted, got more offers and interest than our previous realtor and even more than the house selling down the street, and we closed sooner. Phil actually got our house to sell for more than any home in that area. We then understood what he meant when he said you get what you pay for. He earned every penny of what he got. We later realized that he really doesn't have to negotiate his listing fees because he will make sure that you are happy with the final offer and that he will have sold it at or above asking to cover his fees. So realistically going with Phil was cheaper than going with a 1% listing agent, because although he charged more, we actually netted more. We would highly
recommend Phil as your realtor and if you are concerned about fees tell him upfront what you are looking to net and he will tell you realistically what to expect and at the end of the day, you don't have to close with Phil if you don't like the offers you get. But based on our experience we got more than we thought and he under promised and over performed. We will absolutely use him for future house sales.
From beginning to the end, Phil was the consummate professional with aiding us through the process of preparing our house for sale with what upgrades to spend money on and what to dismiss as upgrades to overall benefit the house sale. We were glad to learn that certain upgrades that we thought would be needed were unnecessary. Though, Phil was not paid as a general contractor, we felt we had the general contractor presence in his recommendations and his team of vendors/contractors who were often priced below what we expected. We got more when working with Phil and his team: plumber, painter, landscaper, wood gates carpenter, flooring, kitchen countertops, electrician, stager. Modern bath fixtures were selected and purchased by Phil which we reimbursed. He handled all the uncomfortable stuff, other than packing, that one deals with when repairing, preparing, staging, marketing and selling a home. If we had to do this process again, we would only have Phil as our realtor
